What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement service, an appraiser measures your home or property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they mark the layout of the rooms and other features, like stairs, patios, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total living area and the general layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Property taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has performed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting a home on the market

A measurement service will secure fair market value for your house. Square footage is one of the biggest factors potential buyers look for when purchasing a home — but since these values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your home or property is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any renovation that might have affected square footage).

Material for real estate agents

To make certain that your client's property sells at a price that accurately reflects market value, we suggest requesting a measurement of the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for getting potential buyers interested because they can view the layout and attributes of the home before and after a walkthrough.
